At the Law Office of John Schwartz we offer flat-fee evictions for $250 plus costs. The initial consultation is always FREE, and we won't charge you for phone calls or emails. If you require our assistance in drafting and serving your Three Day Notice, our fee for this service is $90 in Osceola and Orange counties. In Polk, Hillsborough and other counties the Three Day Notice fee will vary. Other costs involved depend on the complexity of the case, whether the tenant answers the summons, and whether they do so properly.

Court fees for an uncontested residential eviction are $185 for filing the initial complaint and $10 per tenant for filing the summons. Additionally, we charge $40 per tenant in Osceola and Orange counties for service of the summons through a private process server. Additionally there is a $90 fee that goes to the Sheriff to post the Writ of Possession after a Final Judgment. These fees also may vary per county.

If the tenant answers the summons, additional documents may need to be filed at additional cost. In the event that the case goes to court, representation by our attorney is $250 for each appearance that is required. Additional fees not listed may apply, and special discounted rates may apply to Property Management companies with a Florida Real Estate License.
